How the estimator works

Version 0 is an equity / peer model using public CAD residential characteristics — not an MLS appraisal.

For a subject home we find peers in the same neighborhood (or nearby) with similar living area, year built, and class.

We take the median peer price per square foot, multiply by your living area, and compare to the CAD appraised value.

Tax dollar estimates multiply any value gap by an approximate total tax rate (placeholder until entity rates are wired per parcel).

Confidence depends on peer count and value spread. Low peer counts → treat results as directional only.

Later versions may add sales-based AVMs and condition adjustments. Methodology is versioned so results stay reproducible.
